Old water heaters fail, cause major water damage.

If your hot water heater is older than 12 years, you should plan to replace it before it causes major water damage.

Today's water heaters require little to no maintenance, but most manufacturer's suggest replacing the unit if it is 8 - 12 years old.

Your unit should have an in-service date or manufactured date that is clearly visible. The nameplate will also show the tank capacity, insulation R-value, installation guidelines and more.

This is helpful information if you are replacing the unit, as you might want to upgrade to a larger tank size or need to ensure an electric unit has the same wattage and voltage requirements.

While you can replace a hot water heater by yourself, these units are often bulky and hard to handle.

Best advice? If your hot water heater is not working well, and it's an older model, contact a plumber and have the unit replaced.
